New CGI images unveiled for Forth Yards development

The brownfield site on the banks of the River Tyne will create 2,500 new homes

New images have been released showing what a development of 2,500 new homes could look like on the edge of Newcastle City Centre.

The Forth Yards site is one of the key investment propositions set to be presented at the UK Real Estate Investment and Infrastructure Forum (UKREiiF) in Leeds this week.

The brownfield land, located just a stone’s throw from Central Station and the iconic River Tyne bridges, has long been identified as a key regeneration area. 

Homes England and Network Rail own large parcels of land on Forth Yards with the site considered a strategic priority for Newcastle City Council and North East Combined Authority

They hope it will give the city a new western gateway that is well connected to the heart of Newcastle, the Quayside and the wider region.

And now the four key partners in the project have released a number of CGIs of what the 20-hectare site could look like once work has been completed.

Prospective developers will also be shown a 3D video walkthrough of the proposed site when the delegation led by the NECA land in Leeds this week.

Newcastle City Council Leader, Cllr Karen Kilgour, said: “It is fantastic to see a glimpse of what the Forth Yards site could look like upon completion of this project.

“It is the last undeveloped parcel of brownfield land on the city centre footprint and this project will create housing, jobs and skills to benefit residents in every corner of the city.”

North East Mayor Kim McGuinness said: "Forth Yards has been left mostly unused for 20 years, a wasted opportunity overlooking the Tyne and close to Newcastle city centre.

“It is exactly the kind of land we should be putting homes for local people on, and I am working hard with the leader of Newcastle City Council on doing just that by unlocking the finance from Government we need to prepare the site for development.

"We're showing that given the right tools the North East will get on with the job, building quality and affordable new homes in County Durham, in Sunderland, in South Shields and now with this vision for Newcastle.”

North East Mayor Kim McGuinness unveiled £14 billion of investment opportunities earlier this week with the launch of the first North East Investment Prospectus at UKREiiF. 

The prospectus details a portfolio of investment opportunities across the region aimed at attracting developers from across the globe, including Forth Yards.

The Forth Yards site is earmarked for the development of 2,500 homes, with 1,100 of those on a parcel of land known as Quayside West that was acquired by Homes England in 2024.
